In these troubled economic times, many of us are on the lookout for ways to save a few bucks. It is therefore not surprising to see that many people are starting to question the need to hire Vancouver real estate agents to sell their old properties for them before they move to Quebec City. Driving around your neighborhood, you probably see more "For Sale By Owner" or "Property Guys" signs than you do signs by real estate companies. You, too, could choose that route. But here are some reasons why you shouldn't.

Local Knowledge

After living in the same neighborhood for a couple of years, you probably think you know the place. You know that John across the street has filed for divorce and that they're clearing land on the next road. But did you know that John's house is listing for $20,000 less than you're planning to list yours for? Or that the land they're clearing will be used for a new shopping mall that will raise land values? Your Toronto real estate agent does and he or she can use that knowledge to your advantage.

People Skills

When you're selling a home, especially on the internet, you can be an appealing target for scammers and people who aren't serious about buying. When you're doing things on your own, you'll have to learn to identify and avoid these people. You'll also need to be available all day to show the house to that interested buyer who's flying in from Liberty-on-the-Park and you'll have to try and negotiate with his agent when he tries to low ball you on the price. If you lack experience, tact, or a forceful personality, you might as well just lie down in the doorway and let the buyers walk all over you.

Exposure

In a buyer's market, it's all about getting the word out about your property so that it can attract the attention of the buyer. If you list yourself online, your Quebec City house will be buried among pages of listings for real estate in London, ON, Vancouver, BC and beyond. If you hire a local realtor, then you get ad space in the local publications, signs around Quebec City, access to the MLS database, and a listing on your realtor's website, which buyers know they can trust to be legit.

Guidance

Another way in with realtors help is by being tapped into the current market conditions. They can tell you whether the price you're thinking of charging for your High Park Toronto real estate is fair or unfair. They can advise you on whether a buyer's offer is reasonable or not and whether they can be coaxed into going higher. And best of all, they handle all the paperwork for the sale so you don't run the risk of making a mistake that will cost you.
